Expert Letting Advice for Tenants, where to begin?
1. The first step is to contact your local Squarefoot office who will
register your details and discuss your search requirements
- Think about your desired property type and location. It might be useful to refer to our "area guides" if you are unsure on location, discuss it with us and we would be glad to help you refine your search.
- Budget – have you considered the extra cost of utilities including Gas,Electric, Water and Council Tax?.
- When do you want to move? We recommend beginning your search around 6-8 weeks prior to your ideal move date
2. What does it cost to rent a property through Squarefoot?
- We charge an agency fee calculated upon the agreed rental amount and number of tenants to be included on the contract. This fee is non-refundable should your application be unsuccessful or you decide not to continue with the tenancy for whatever reason, however it is transferable to another property marketed by Squarefoot and will be refunded in full if a Landlord withdraws their property from the market prior to your move in date.
- First months rent and bond, the bond is £100 more than the monthly rent so for example if you rent a
property for £600 per month your bond would be £700, this would mean a total of £1300 payable prior to
moving in. (An increased bond may be required if you have pets)
3. Making an offer
- Upon finding a suitable property, complete an offer form with your negotiator, ensuring all your requirements
are clearly stated
4. Offer accepted
- Upon acceptance of your offer, you will be asked to complete a Tenancy Application form, the Agency fee
is payable at this stage.
- Reference checks will be made at this stage - please ensure you can provide bank details and the contact
details of your previous landlord/agent, along with those of your employer.
5. References completed
- Once your references are completed and accepted you will be asked to make a further payment of 50%
of the first months rent, this amount is non-refundable should you decide not to continue with the tenancy
for whatever reason, however it will be refunded in full if a Landlord withdraws their property from the
market prior to your move in date.
- Move in date is confirmed, Squarefoot arranges full inventory.
6. Moving in
- You will need to pay the remainder of the first months rent and bond. Provided that all payments have
cleared you will be asked to meet at our offices to sign the contracts, collect an inventory and collect
your keys. Your negotiator will ensure that this is organised at a convenient time
- If we manage your new property Squarefoot will inform the utility providers that you have moved into the
property and ensure that all accounts are transferred into your name as quickly as possible,
if Squarefoot does not manage the property your landlord will be responsible for this.
- Should you have any comments or questions regarding the inventory please notify Squarefoot within
7 days of receipt.
7. What if I need help during my tenancy?
- If your property is managed by Squarefoot you will be advised of the name and contact details of your
Property Manager at the start of the tenancy, please feel free to contact them at any time to discuss
any questions or problems you may have
- If your property is managed by the landlord, you should contact them directly for any maintenance issues.
For any questions regarding tenancy agreements, break clauses, payments or renewals, please contact
our Tenancy Management Department and they will provide you with all the necessary contact numbers upon moving in
- If you are still unsure, your Property Manager will be happy to provide further advice.
